Roof Repair and Replacement in Warminster

Warminster grew quickly in the second half of the 20th century, and much of its housing dates from the 1960s and the decades that followed. That means a lot of the township’s roofs have been replaced at least once, and plenty are due again. Whether you own a ranch with a bay window, a split-level on a curving street, or a two-story colonial on a generous lot, DaVinci Roofing & Gutters can help you sort out whether you need a repair, a replacement, or just a tune-up.

We install architectural shingles, standing seam metal, and flat roofing systems, along with vinyl and fiber cement siding and 5″ or 6″ seamless gutters. Learn more about our roofing services, check out our financing options for larger projects, and start with a free inspection and estimate.

What Our Customers Say

★★★★★

We’ve been in our home for over 20 years and working with David and his team from Davinci Roofing and gutters was the best experience we’ve had with any contractor. His pricing was fair, he was always on time and responded to texts and calls quickly answering our questions. The quality of the installation of our new roof was outstanding. On the day of our install I took off to be home. David was on site all day, and provided us with drone pictures of our home showing each step of the process. This gave us visibility to any issues found on the roof and we could see the progress of the job. David even replaced a small section of siding for us, at no charge, that was damaged. Our satisfaction was most important to him and we very much appreciated his desire to do the job right. At the end of the day his team cleaned up as if they had never been there. I would highly recommend Davinci Roofing.

From Farm Township to Mid-Century Suburb

Warminster Township was formally established in 1711, but for most of its history it was farmland dotted with small villages like Hartsville and Johnsville. During World War II, the Navy took over an industrial site here that became the Naval Air Development Center, later the Naval Air Warfare Center, which supported the Mercury, Gemini, and Apollo programs before closing in 1996. As recently as 1955, the township had no residential subdivisions and only one housing complex, Lacey Park off County Line Road. Development took off after that, and today neighborhoods such as Centennial Hills, Casey Highlands, and Warminster Heights line the roads between Street Road, York Road, and County Line Road.

The result is a township full of homes built in the 1960s and 1970s: ranches, split-levels, colonials, and a few Tudor-influenced designs, many on lots larger than you’ll find in Lower Bucks. Homes of this era often have wide, low-pitched roofs, attached garages with their own roof planes, and additions from later decades. Common problems include worn valleys, flashing failures at chimneys and garage walls, undersized attic ventilation, and aging plywood decking.

Split-levels deserve a special mention. The places where upper and lower roof sections meet the house walls are classic leak points, especially if the step flashing or counter-flashing was never replaced during earlier re-roofs. We check and rebuild those details as part of every replacement.

Weather here follows the familiar Bucks County pattern: freeze-thaw winters that open gaps in flashing and mortar, occasional ice dams on shaded eaves, and summer thunderstorms that can bring hail and strong wind. Mature trees throughout the township add leaf-clogged gutters and falling limbs to the list, so gutter guards and properly sized downspouts are worth considering.

Commercial Roofing

Commercial Roofing in Warminster

Warminster has plenty of commercial property, from strip centers and restaurants along Street Road and York Road to offices, light industrial buildings, churches, and apartment complexes across the township. Most rely on flat or low-slope roofs that need regular care to stay watertight.

DaVinci Roofing & Gutters repairs, replaces, and maintains EPDM, TPO, and modified bitumen roofing systems. We find and fix leaks, replace worn flashing at rooftop units and parapets, and complete full re-roofs when a system has reached the end of its service life. We plan every project with owners and managers to minimize disruption to tenants, customers, and staff.

Warning Signs

Signs Your Warminster Roof Needs Repair

Many Warminster homes are on their second or third roof, and aging roofs tend to show similar warning signs. Look for:

Addressing these early can prevent damage to ceilings, insulation, and decking.

Preventative Maintenance

Why Roof Inspections Matter for Warminster Homes

Most roof leaks start small and out of view. On Warminster’s ranches and split-levels, the usual suspects are flashing at wall transitions, chimney joints, pipe boots, and valleys, all of which can fail while the roof still looks fine from the street.

During an inspection, we look at shingle condition across every slope, check flashing and penetrations, and assess whether the roof has multiple layers. From the attic, we look for staining, damp insulation, delaminating plywood, and ventilation problems that shorten shingle life and contribute to ice dams.

We also inspect gutters, downspouts, soffits, fascia, and siding, since water that escapes the roof edge often causes damage elsewhere.

You’ll get photos and a clear explanation of what we found. If a targeted repair will give you more good years, we’ll recommend it. If replacement makes more sense, we’ll provide a detailed estimate and let you decide on your own timeline.

A spring or fall inspection is a good habit, and it’s smart to schedule one after major storms or before buying or selling a home.

FAQ

Frequently Asked Questions

It depends on the damage, the materials, and the roof’s size and pitch. Replacing a pipe boot costs much less than rebuilding flashing on a split-level transition. We inspect for free and provide a written estimate before work begins.

Roof-to-wall transitions on split-levels depend on step flashing and counter-flashing. If those were reused or poorly installed during earlier roof jobs, leaks are common. We replace that flashing properly during repairs or replacement.

Not always, but older decking can have soft or delaminated spots from past leaks or poor ventilation. We inspect the full deck during a replacement and replace only what’s needed.

Yes. We respond quickly to storm damage, fallen limbs, and sudden leaks to protect your home from further damage.

Yes. After a storm, we photograph the damage, walk the roof with your adjuster if requested, and complete the repairs your claim covers.
